Dear Customer,

we list below the informations necessary for the definition of stays. Furthermore, we inform you that the reservations will be concluded with the Tourist - Real Estate Agency “Nuovi Orizzonti” on behalf of property owners.


RESERVATIONS. The reservation becomes binding for the Agency only after receipt of deposit equal to 30% of the total amount. In the computation of periods of stay the number of days is equal to the number of nights. Upon receipt the amount we send to Customers:

  • confirmation letter
  • lease, to be returned completed attaching a copy of a valid ID.

The balance of the agreed amount must be received at least 20 days before arrival. Upon receipt the amount we send to Customers:

  • rental voucher to be presented at check-in
  • invoice of the amounts paid
  • any informations sheet with some informations about the area.

If the stay is booked within 20 days of the start of the period is required directly the balance.

PRICES. The price agreed between the parties includes the accommodation and furnishings, TV, cutlery, crockery, blankets / pillows, the use of safe (if any), the normal consumption of heating, cooking gas (if any) , hot / cold water, electricity and all services specified in a separate list under "the price includes". The agreed price doesn't include anything not specifically mentioned in "the price includes".


CHECK-IN/CHECK-OUT. The arrival of Customers with the delivery of keys takes place directly at the front desk of the property. Arrival must be shown, for the registration, identification documents required by staff. The apartment must be left clean and free from waste, the refrigerator must be defrosted the night before, the dishes clean and dry should be stored in their cupboards, the kitchenette must be perfectly cleaned and the other rooms tidying. Arrivals and departures outside the fixed hours require preventive arrangements with the Manager. Customers that don't occupy the booked accommodation in the planned day of check-in without having given prior notice in writing (fax, email or telegram) shall be understood as dismissive and the Agency will be free to retain the sums received for the lease even if it isn't enjoyed. The Agency may provide housing immediately. In case of late arrival or early departure is not due any refund.


WARNINGS. The contract is not covered by insurance against cancellation. If due to force majeure the accomodation is not available, it will be replaced with a grade equal to or greater than it and the published price list will count as comparison. The replacement of the accomodation following the terms above releases the Agency of additional charges, demands and/or claims by Customers. The request for a particular apartment (number, floor, etc.) will be taken into account without being guaranteed. The description of the furnishing of the apartments on catalogs may be exceptionally subject to change. The Agency is not responsible or liable for any damages in case of malfunctions in systems such as lifts, centralized antennas, satellite and/or various automations. Any equipment malfunction should be reported directly to the Manager on site.


INSURANCE. The Agency Nuovi Orizzonti is insured for liability derived from the requirements of law with ALLIANZ INSURANCE however, for any eventuality, we suggest to Customers to have their own personal insurance.


CAUTION DEPOSIT. On arrival we require a caution deposit to guarantee the good conservation of premises, the inventoried objects and the return of keys.


RESPONSIBILITY. Customers undertake to use the leased property with care and they will be responsible for breakages or shortages due to them, they undertake to report faults and/or breaks directly to the Manager on site as soon as possible and in any case not later than the 12.00 on the day following arrival, otherwise they will be held responsible for them. The Agency is relieved of all liability for any missing objects and precious goods or money that Customers keep in premises.


CANCELLATIONS. Cancellations are accepted only in written form (letter, telegram, fax or email). Penalties are listed below:

  • 30% of the rental from 30° to 21° day before the beginning of stay
  • 50% of the rental from 20° to 9° day before the beginning of stay
  • 75% of the rental from 10° to 4° day before the beginning of stay
  • 100% of the rental from 3° day before the beginning of stay or "no-show".


PETS. Dogs, cats and other pets are allowed only if stated in the permit. If the Agency ensures the presence of animals in the accomodations where they are not allowed, the lease may be terminated immediately without refund. Pets can not be left in the apartments in the absence of people taking care of them in order to avoid possible damage to structures and disturbance to other tenants; this condition is essential for pet owners and failure to respect it will result in immediate termination of the lease without refund, subject to further damage will be calculated and deducted from the deposit paid.


LEASE TERMINATION. If the Agency ensures a surplus of guests compared to stated at the time of booking (including infants and children) and/or in case of serious non-compliance with the condominium regulations (excessive noise of any kind, disturbance to the quiet of other guests, etc.) the Agency may terminate the lease at its absolute discretion and without any refund. The Agency may deduct from the caution deposit any material damage caused to the apartment and/or common areas, subject to the requirement by Customers to immediately leave free the apartment rented. The Agency reserves the right to demand payment of additional hidden damage and/or claimed by third parties of the property even after the departure of Customers.


COMPLAINTS. Any complaints must be submitted to the Agency Nuovi Orizzonti in writing form (letter, e-mail or fax) within 7 days from the end of stay. After this date we will no consider complaints of any kind. No refund will be due by Customers will begin to stay later than the start of the lease period or, for any reason, leave the property before the end of the lease period.


JURISDICTION. For any dispute and possible objections shall be competent the Judicial Authorities of Trento - ITALY.
